Just like the tenants, Landlords also have plenty of obligations. Besides just proving the tenant with the house, the owner should take care of all the house repairs and ensure that the tenant’s property is safe to live in. But these are not over yet. There are some other responsibilities for the landlord, which in most cases they usually ignore. It is acceptable that every landlord has certain obligations and which vary due to lease terms and local laws. Nonetheless, all obligations and duties are standard across the globe. The following is a list of some of the obligations that your landlord is assuming.

Prohibiting Night Parties

In a multiple-tenant or multifamily building, the landlord should guarantee the entire tenant’s ample living space. As such, it is the owner’s responsibility to crack down on any late-night revelry, tap dancing, and trumpet playing. So the next time you have a noisy neighbor, just contact your landlord to help restore sanity.

Toilet Unblocking

It comes as a surprise, but believe me you; your landlord has a responsibility to fix your messy issues. Just ensure that your toilet is not blocked up due to toys or any other thing from your making. Here, the landlord can charge you for the repairs. Before you contact your landlord, try to unclog the toilet yourself.

General maintenance

One good thing with rental properties is that the tenant is not supposed to perform the regular tasks that accompany homeownership. Most of the responsibilities fall to the landlord’s back. For example snow removal, fireplace and gutter clean up, HVAC system and air filters repair, landscaping and even dryer maintenance.It is the landlord’s responsibility to takes care of all the tasks that may cause further deterioration or damage to the particular property or system.

Pest Control

No one likes to see uninvited guests like mice, cockroaches, and ants crawling every cabinet and corner. In all multifamily rental apartment complexes, the landlord should handle all pests; keep food and the environs safe from all pests. Townhouse or single house tenants enjoy most since they are not often troubled by pests. If only the tenant can prove that the pests were in the property from moving in, the tenant has all responsibility to maintain and control pests. Depending on the terms of the lease and local rules, the landlord should disclose and treat all pest issues, failure to do this; the landlord can be violating the contract. When moving in, the tenant should request that the landlord performs pest treatment and also offer information when the house previously treated.

Keeping of tenant’s property even after moving out/ relocation.Even the landlord is rightfully capable of immediately relocating your property out of the rental property; it is also the owner’s responsibility to take an inventory and safely store the tenant’s belongings, and then notifying the tenant. The landlord should write a note describing the empty property, where they can be retrieved, and a time frame of two weeks, and what are the consequences of non-compliance.

Non- interruption

The landlord cannot continuously bother the tenant. If the owner wants to visit for property inspection or repairs, the landlord should give a one day notice and should organize the visit in reasonable time. But in the case of emergency repairs, the landlord has to access the property with immediate effect.
